The worst calls we get are the ones after.

A deck full of people at a family gathering. A hot tub added two summers ago. A railing somebody leaned on. Nobody saw it coming, because from the top the deck looked completely fine — and that is the whole problem with deck failure.

A deck does not get gradually unsafe. It looks fine, and then it does not hold.

Wood does not warn you the way a car does. There is no noise, no soft pedal, no gradual decline you can feel underfoot. The connections that hold a deck to a house corrode and loosen out of sight, and the failure happens all at once, usually under the heaviest load the deck has ever carried.

Here is how to actually assess a High Country deck, what the load questions really are, and how to decide between reinforcing and rebuilding.

The Ledger Board Is Where Decks Kill People

If you inspect only one thing, inspect this.

The ledger board is the horizontal member bolted to the house that carries one entire edge of the deck. Ledger failure is the leading cause of catastrophic deck collapse nationally, and it is almost never a wood-strength problem. It is a water and fastener problem.

Two specific failure modes. Improper flashing: if water is not directed out of the wall assembly at that connection, it runs behind the ledger and stays there, rotting the ledger, the band joist, and the framing inside the wall. That rot is completely invisible from the deck surface and from inside the house until it is severe. Improper fasteners: nails instead of through-bolts or approved structural screws, wrong spacing, or corroded hardware. Nails were common practice for decades and are not adequate — they pull out.

When a ledger lets go, the whole edge of the deck drops at once, typically with the maximum number of people on it.

What to look for: dark staining or streaking on the siding below the deck, soft or spongy wood at the ledger when probed, visible gaps between the ledger and the house, rust streaks around bolts, and nails rather than bolts. Any of these means stop using the deck and get it looked at.

Footings: What Is Actually Under Your Posts

The second thing that decides a deck's fate, and the one that most often forces a rebuild.

In the High Country, footings have to reach below the frost line. When they do not, the deck heaves — the ground freezes and expands, lifting the post, then settles differently in spring. Repeat that across our long freeze-thaw season from October through April and the structure slowly racks out of square. Posts lean, framing twists, railings loosen, and boards gap.

What we find on older decks: posts set directly on soil, posts on precast pads laid on the surface, footings that never went deep enough, posts buried in concrete with no drainage so they rot at grade, and footings on fill or unstable slope that have simply moved.

What to look for: posts out of plumb, a deck that is visibly out of level, gaps opening at the ledger or between boards, and the base of each post at ground level — probe it, because post rot at grade is common and consequential.

This matters for the repair decision because footings are the one thing you cannot easily fix from above. Reinforcing framing on sound footings is straightforward. Correcting footings under a finished deck means dismantling much of it.

The Full Inspection: Do It From Underneath

Everything that matters is visible from below. Get under the deck once a year, in spring after the freeze-thaw season has done its work, with a flashlight and a screwdriver.

Probe the wood. Push the screwdriver into the ledger, the band joist, joist ends, beams, and post bases. Sound wood resists. If it sinks in easily, that member is compromised. Check anywhere water sits or two pieces meet — end grain and joints rot first.

Check every piece of metal. Joist hangers, straps, bolts, and nails. Surface rust is expected. Flaking, pitting, missing fasteners, or hangers with empty nail holes are not. Hardware not rated for contact with treated lumber corrodes faster, which was a widespread problem in decks built during the treatment-chemical transition.

Test the railings hard. Push and pull at the top rail with real force, at several points. Railing posts are frequently the weakest structural element on an older deck because they were attached to the rim joist with nails or lag screws into end grain. A railing should not move.

Check the stairs. Stringer attachment at top and bottom, stringer rot at the base where it meets grade, and whether the bottom bears on a proper pad or on dirt.

Look for lateral bracing. Tall decks on steep lots need diagonal bracing to resist sway. If your deck is well off the ground and there is no bracing, that is a real deficiency.

Stand back and look at the geometry. Sagging between posts, a bow in the outer beam, or a deck that is no longer square all indicate movement.

Snow Load: A Load That Sits There

Homeowners think about deck load as people and furniture. In Watauga County the more demanding load is snow, for two reasons.

First, our ground snow loads exceed what generic, nationally published span tables assume, because those tables are written for milder, lower-elevation climates. A joist size and spacing entirely appropriate in the Piedmont can be undersized at 3,500 feet. Any deck built off a big-box plan or by an out-of-area builder deserves scrutiny on this point.

Second, snow is a sustained load rather than a momentary one. A crowd stands on your deck for a few hours. Heavy snow sits on it for weeks, and it concentrates — drifting against the house or sliding off a roof onto one section, stacking weight far beyond the average.

Snow load and freeze-thaw also work together. Melt cycles drive water into checks, joints, and around fasteners, then freezing expands it. That is the mechanism that splits boards, backs fasteners out, and works connections loose over a decade.

The Hot Tub Question

This is the most common reason we get called, and the answer is usually not what the homeowner hopes.

Can my existing deck hold a hot tub? Usually not without work, and it cannot be assumed under any circumstances.

A filled hot tub with people in it is several thousand pounds concentrated in a small footprint, permanently. That is fundamentally different from the distributed load of furniture and foot traffic a deck was designed for. A structure that comfortably carries people spread across its whole area can be badly overloaded by the same total weight in one spot.

Supporting a hot tub properly requires dedicated footings positioned directly beneath the tub, framing designed for that point load — often doubled joists or a beam and tighter spacing in that bay — and adequate post and beam capacity to carry it down to those footings.

Retrofitting that into an existing deck is possible when there is working access underneath and the existing structure is sound. It means new footings, new framing, and often opening the deck surface. It is real work, it should be engineered rather than guessed, and it is always more expensive than having built it in originally — the point we make in our guide to custom deck building, materials, and cost.

What you should never do is set a hot tub on a deck and hope. It is the single most dangerous thing homeowners do to decks, and the load is there permanently, through every snow season.

Reinforce or Rebuild?

The honest framework, and it comes down to two things: footings and ledger.

Reinforcement is usually the right call when the footings are adequate and below frost depth, the ledger connection is sound and properly flashed, posts and beams are structurally healthy, and the problems are localized — some joists, hardware, railings, stairs, or a need for additional support for a specific new load.

Rebuild is usually the right call when footings are inadequate or have moved, there is rot in the ledger or band joist, multiple structural members are compromised, the framing was undersized for our snow loads from the start, or the deck is old enough that reinforcing it means replacing most of it anyway.

The practical test we apply: if reinforcement approaches roughly half the cost of a rebuild, rebuild. You get a new structure, current code, correct footings, a properly flashed ledger, and a full service life instead of extending a compromised structure by a few years.

And it is worth being clear about the cheap option. Adding a post here and a hanger there without addressing footings or ledger does not make an unsafe deck safe. It makes it feel better while the actual failure mode remains.

Rental Properties: A Different Standard

If your deck serves a short-term rental, the calculation changes in both directions.

Loading is harder and less predictable — larger groups than a family, gathered at railings for the view, using the deck through every season, plus a hot tub that runs year-round. Nobody staying there is watching for warning signs, and none of them will report a soft board.

The exposure is also different. A deck failure with guests on it is a safety event on a property you are commercially responsible for. That is a substantially different risk than a deck at your own house.

Our recommendation for rental decks is a structural inspection every spring, not every few years, and building well above minimum when reinforcing or rebuilding. It is the highest-consequence structure on the property and, as we noted in our piece on STR renovation ROI, frequently the reason guests booked in the first place.

Getting It Looked At
