Q.How do I know if my deck needs reinforcement or a full rebuild?
It depends on what an inspection finds. If the ledger board is properly attached and flashed and the footings are sound at proper depth, reinforcement such as sistering joists can often bring an otherwise good deck up to standard. If footings have heaved, the ledger has separated, or rot runs through the framing, a rebuild is the safer and ultimately cheaper option.
Q.Can an existing deck support the weight of a hot tub?
Most decks built for furniture and foot traffic are not rated for a hot tub. A filled tub with occupants concentrates thousands of pounds over a small footprint, which requires dedicated footings, framing sized for that load, and, for STR properties, engineering sign-off before installation.
Q.How does snow load affect deck safety in the High Country?
Watauga County ground snow loads exceed what generic residential span tables assume, and the number changes with elevation. Decks framed to flatland specifications can be undersized for real mountain winters, especially once snow accumulates, melts, and refreezes into added weight.
Q.How often should a mountain deck be inspected?
At minimum once a year, ideally before winter, and immediately any time a new load is planned — such as adding a hot tub, large furniture, or hosting a large gathering. Watch for bounce, soft boards, rust at fasteners, and any gap at the ledger board between inspections.
Q.What is ledger board failure and why is it dangerous?
The ledger board attaches the deck to the house and carries much of its structural load. Moisture intrusion from improper flashing rots the ledger or the house framing behind it over time, and can cause the entire deck to separate from the house suddenly and without warning.
