Plumbing does not freeze because it is old or because it is a particular material. It freezes because cold air reached it.
That reframing changes what you actually fix. Homeowners tend to think about pipes; the durable solution is to think about where cold air gets into contact with them. In a High Country second home the answer is almost always one of a few specific places, and they are fixable.
Our winters make this harder than lower elevations. Watauga County sees deeper and longer cold than most of North Carolina, wind that drives cold air into every gap in a building, and the freeze-thaw swings that work insulation loose and open up penetrations over time. A house that survived five winters is not proven — it may simply not have met the right week yet.
The Three Places High Country Homes Actually Freeze
1. The crawl space. This is the leading cause by a wide margin. Most older mountain homes have vented crawl spaces, which are open to outside air by design. Any supply line running through that space is sitting in outdoor temperatures with wind moving across it. Pipe insulation alone is not a solution here — insulation slows heat loss, it does not add heat. In an unheated, vented crawl space in a cold snap, an insulated pipe freezes too, it just takes longer.
The real fixes are sealing the space from outside air, insulating at the correct plane, and in many cases conditioning the crawl space so it stays within the building envelope. 2. Pipes in exterior walls and unheated runs. Lines running through an exterior wall cavity, an unheated garage, a bonus room over a garage, or a cantilevered floor section are all exposed. These are common in mountain homes because of how they are sited on slopes, and they are frequently under-insulated.
3. Exterior spigots, irrigation, and hot tub lines. Anything with water outside the envelope. A hose left connected to a spigot over the winter is one of the most reliable ways to split a pipe inside the wall behind it.
Power Loss Is the Real Villain
Here is the part that catches careful owners.
Most people who lose a second home to water damage did everything reasonable. They left the heat on. What they did not plan for was the heat stopping.
The High Country loses power in winter, sometimes for extended periods, and the outages arrive with exactly the weather that causes freezing — ice loading on lines, heavy wet snow, and wind. An electrically dependent heating system in an empty house is one outage away from being no heating system at all, and a house that relied entirely on being heated has no second line of defense.
There are three ways to address it, and they stack:
Monitoring. A cellular-capable temperature and water sensor that alerts you when the interior drops below a threshold or when water is detected. This is the cheapest meaningful protection available to an absentee owner, and it is what converts a catastrophe into a phone call.
An automatic water shutoff. A valve that closes when a leak is detected or when temperature falls. If water cannot flow, a split pipe releases what is in the line and stops.
Backup heat or generator capacity. The most expensive option and the most complete one, particularly for a property you cannot reach quickly in winter conditions.
And a local set of eyes. Whatever the technology, someone within driving distance who can physically check the house after a storm is not optional. Alerts do not close valves or open doors.
Drain It Down or Keep It Warm: Choose One
These are the two legitimate strategies. The damage we see comes almost entirely from owners who did neither completely.
Keeping it warm makes sense if you visit through the winter, rent the property, or have systems that need to stay operational. It means holding the thermostat at a genuine floor — not off, and not down at a setting chosen to save money — keeping interior doors open so heat reaches the perimeter, opening cabinet doors under sinks on exterior walls, and accepting that the whole strategy depends on power. It should be paired with monitoring and a shutoff.
Draining it down is the correct answer for a house that will sit empty until spring, and it is the only approach that survives a week-long outage. It means shutting off the main, draining supply lines and the water heater, clearing traps and adding the appropriate non-toxic antifreeze where fixtures hold water, and handling every outdoor line. It has to be done thoroughly. A partial drain-down leaves water in a low point, and that low point is where the pipe splits.
The half-measure that causes damage is the house set at a low temperature, unmonitored, with no shutoff, that nobody checks. It has the costs of both approaches and the protection of neither.
The Outside Half, Before the First Hard Freeze
Winter prep is not only plumbing. What happens outside determines what happens inside.
Gutters and downspouts. Clogged gutters in the mountains form ice dams, and ice dams push water back under roofing and into walls and ceilings. Clearing them in the fall, after leaf drop, is one of the highest-value hours anyone will spend on a second home.
Roof and flashing. Any weakness that leaks in a rainstorm will do far worse under an ice dam. Address it before, not after.

Grading and drainage. Meltwater has to go somewhere. If the ground slopes toward the house, every thaw sends water at the foundation while you are away.
Trees and limbs. Ice loading brings down limbs that were fine all summer. Anything overhanging a roof or a service line is worth addressing in the fall.
Hot Tubs and Spas Left Alone for the Season
A hot tub at a vacant High Country property needs a decision made about it, not benign neglect.
Left running, it needs power, monitoring, and someone maintaining water chemistry, because a spa that loses power in a deep freeze can sustain expensive damage to plumbing and equipment. Left full and unpowered through a mountain winter, it is a large volume of water with nowhere to go when it expands. Winterized properly, it is drained thoroughly, with lines blown clear and equipment protected.
